When undertaking a construction project anywhere in the world, it’s essential to be prepared for potential delays and expenses that may arise when developing raw land for residential use. This becomes particularly evident when dealing with foreign currencies, building in remote off-grid areas, transporting materials over long distances, and collaborating with external providers. Drawing from our experience, RDT aims to provide you with crucial information in these areas to enable you to make informed decisions about your home-building process and effectively mitigate these expenses.
Money exchange
Once the decision to buy at RDT is made, it is wise to start closely monitoring the market to maximize your buying potential. When remitting payments to RDT, please be aware that you might encounter fluctuations in the economic market. Therefore, it is essential to be prepared to make payments in pesos for all upgrades. Please note that RDT will not be responsible for covering any variations in exchange rates or wire fees. Staying vigilant about the market conditions can help you make the most informed decisions during the payment process.
Lot variability
At RDT, we understand that hiring an environmental impact survey and geologist can be time-consuming and costly. To ease the burden, we conduct a comprehensive stability analysis of your selected lot and home design, included in the purchase price. This process typically takes up to 2 weeks.
Once the analysis is complete, we’ll provide you with detailed results, including estimated costs for retaining walls, landfill requirements, water drainage, and road infrastructure for your lot. Our goal is to ensure transparency and efficiency, making your home-building journey smooth and hassle-free.
Materials
We understand material prices fluctuate, and as the developer, we cover these variations. However, delays caused by late payments or design decisions may lead to additional charges for you.
To ensure the best prices and mitigate market fluctuations, we proactively prepay for all necessary materials after each monthly payment. This locks in favorable prices, ensuring cost certainty and a smoother construction process. Our goal is to keep the project on track, delivering your dream home efficiently, while being transparent about potential cost implications due to delays.
Providers
As your build nears its final stages, we rely on external providers with a proven track record of collaboration. While RDT assists in coordinating with them, it’s important to understand that we are not directly responsible for any delays or cost variations due to client design preferences.
We cover a base amount to support project completion, but clients are responsible for design blueprints and additional upgrade expenses. If clients are unhappy with providers’ quality or timelines, please remember they are not our employees and operate independently, beyond our direct control.
Our trusted providers are subject to market fluctuations, and to secure the best prices, all quotes are locked in for two weeks. This ensures a smooth building process and cost certainty.
We maintain a positive working relationship with providers, but their performance is ultimately beyond our influence. Transparency is vital to us, and we assist clients in making informed decisions to bring their dream homes to life.”
Travel expenses
When planning site visits, please be aware that transportation, lodging, and meals expenses are not covered by RDT. We kindly request you to make your own arrangements in advance. However, we are here to assist and support you by recommending local RDT partners who offer exclusive discounts to our clients. Feel free to reach out to us for more information and guidance to ensure a smooth and cost-effective visit.
Emergency
Please be informed that any medical, dental, or accident-related incidents that may occur while you are on our property are not covered by RDT. We advise all visitors to understand that the site visit takes place in a natural, remote wilderness location. Therefore, it’s essential to dress appropriately, carry provisions, and be physically fit for the visit.
While on-site, our staff will provide you with safety vests and accompany you to lots and common areas to ensure your well-being and security. However, it remains the visitor’s responsibility to take necessary precautions and be adequately prepared for the visit to our wilderness location.
In Peace,
